I had and appraisal done by yourself on Oct 24th and received the report from my broker yesterday. I'm not sure how you came up with the value that you did or the comparable listings that you used. My home that you valued at $ 425.000 was appraised 14 months ago at $475.000 , at which time I believed to be low. Since that time I have done extensive work including all new flooring on the main floor and all new energy efficient appliances. There was also an extension to the decking and hot tub.
