They came to inspect the house twice at the beginning of our listing ... We got an other offer and Dunbar was hired to do the inspection again... half hour prior the inspection i got a call they wont come to the house and they will copy and paste both report (6 mounts old)from prior customers already in files and email it to new potential buyer. They never ask if I did fix or replace things, they just took somebodys money without showing up at the house. Ill never recommend Dunbar.
The inspector, Chris, was the best home inspector I have ever had. He came to do a home inspection on the home and surrounding buildings on our farm. He spent many hours here. Everything was checked top to bottom. He was polite,respectful, intelligent and knows his business. He took his time to do the job correctly. He paid attention to detail. He inspected septic, the furnace, heating and cooling, HRV, foundation, electrical, plumbing etc. He wa patient when explaining what had to be tuned up.
Unreliable, booked him to do some quick work, never showed up the first day, second time he was late and when asked if he was still coming his responses were unprofessional and rude. Would not recommend him for any work.
Not a good experience - couple of key (and relatively obvious) issues were missed during the inspection. Overall poor quality inspection, one of the worst I have experienced (have had 5 different home inspections over the past 15 years of ownership due to multiple company moves around the country). If you want any sort of DETAIL (and not just vague statements), and to feel like you are part of the process (not just someone with a big dollar sign on your forehead), then look elsewhere!
Almost lost a house sale for a bad call on a septic tank. Instead of pointing the suspected defect (small cracks) he found and say it should be investigated further by someone who specializes in Septic System, the inspector made the call that the septic tank had to be replaced. Turns out, the cracks were superficial and easily repairable. Do yourself a favor, call someone who knows the limits of his expertise...
